OneManager
The working surface for the people who run a property day to day: the roster, the documents, the ledger, the approvals, and the history of what changed.
Everything the property runs on, on one surface
OneManager is the whole of PlaceOne in one place. OneRecord and OneIDM are inside it, and around them sits the surface a property is actually run from: the books, the approvals, the meetings, and the people.
The roster
Owners, residents, tenants, vendors, staff, and board members, live from OneRecord rather than re-keyed into a second system that starts drifting the day it is filled in.
Verified identity
OneIDM is built in. Anyone the organization's rule requires to verify does it here, and the result sits on the record beside the relationship it belongs to.
The ledger
A full general ledger for the association or the asset, with receivables and payables attached to the units, owners, and vendors they belong to.
Approvals
Invoices, work orders, architectural requests, and access grants, routed to whoever the rule says signs them, with the decision and the reason kept.
Meetings and minutes
Agendas, attendance, motions, and minutes, attached to the record rather than living in a folder on somebody's laptop until they leave the board.
The history of what changed
Every change carries who made it and when. Boards turn over and managers change; the account of what happened stays with the property.
Run it yourself, or hand us the keys.
PlaceOne is licensed and insured to manage properties, not only to build software for the people who do.

Software only
Your manager or your own staff runs OneManager. We keep it running, and otherwise stay out of the way.
Fully managed
Licensed and insured community association management, and residential property management: the day to day, the books, and the meetings. Commercial assets are software only; see Commercial Management.
The record stays with the property
Whichever you choose, and whenever you change your mind, the record and its history belong to the organization rather than to whoever is operating it.

A real general ledger, not a spreadsheet with a login
Association and commercial accounting to the standard an auditor expects, with the money moving through banking partners rather than through us.
General ledger
Full double entry, per property and per fund, with operating and reserve kept properly apart rather than reconciled apart at year end.
Accounts receivable
Dues, assessments, and rent billed against the unit and the owner on record, with the aging, the late fees, and the collection history that follow from it.
Accounts payable
Vendor invoices matched to the approval that authorized them and the contract they were raised under, so a payment can always be traced back to a decision.
Payment processing
ACH and card for owners and tenants, and outbound payment for vendors, with every transaction posted to the ledger as it settles rather than keyed in afterwards.
Lockbox
Cheque and remittance handling through our banking partners, so paper payments reach the ledger the same day instead of sitting in a drawer in somebody's office.
Reporting
Financial statements, budget against actual, delinquency, reserve position, and board packets, plus meeting attendance and minutes, on a schedule or on demand.
The parts nobody counts until they are missing
A property is not run only from the office. These are the surfaces everybody else touches, working from the same record rather than from a copy of it.
Portals and mobile apps
Owners, residents, and tenants get their own way in, on the web and on a phone: balances, documents, requests, and what is on record about them.
Knowledge base
The answers to the questions the office is asked forty times a year, written once, kept current, and searchable by the people doing the asking.
Email and SMS
Notices, reminders, and emergencies, sent to a roster that is already correct, with a record of what went to whom and when.
Integrations
Tax advisors, access control, and physical security providers, connected to the same record instead of each keeping a copy that slowly stops matching.
Licensed, insured, and auditable

Licensed and insured
Community association management and residential property management under licence, carrying the coverage the engagement requires. Ask for the certificates; they are part of the proposal. PlaceOne does not manage commercial property, and does not say it does.
The funds stay with the property
Operating and reserve accounts belong to the association, at the association's bank. We operate them under authority. We do not hold your money.
Segregation of duties
Whoever raises a payable is not whoever approves it and is not whoever releases it. Enforced by the system rather than by everyone remembering to be careful.
An audit trail through the ledger
Every entry carries who posted it, when, and what it was raised against. An auditor is given access rather than a box of paper and a fortnight.
Directors can look for themselves
The position and the history are visible to the board on demand, without asking for a report and waiting a week to be told what is already known.
Portable at the end
If the engagement ends, the record, the ledger, and the documents stay with the property, in a form you can read without us. That is the whole point of PlaceOne.
